SELECTION DEADLINES: PRE-CONSTRUCTION

As soon as the residential construction contract is executed, we suggest you schedule an appointment with your interior designer to begin making selections for the first stage deadlines - Pre-Construction.
1) Stained and scored concrete and wood flooring
       a) Floors with stained and scored concrete finish must be identified before the slab is formed.
       b) Wood floors that will be sanded and finished on the job site must be identified prior to the foundation design, to allow for sub-flooring. Selecting the wood type and stain will take place at the Framing Stage. Glue-down wood floors are selected at the Insulation Stage.
2) Exterior masonry - Perhaps the best way to make this selection is to find a house with exterior masonry you like and give us the address or a photo and we will make every effort to match it. A sample of the stone we can get will be provided at the jobsite for your approval.
3) Roofing - Again provide us an address or a photograph of the roof color you like. We will make every effort to match it, and a sample will be provided at the jobsite for your approval. Selections are a great excuse to drive through some of Austin’s best neighborhoods and enjoy some truly exceptional houses.
4) Exterior door and window color
5) Entryway door
6) Exterior paint color - Choose a Sherwin Williams exterior color. We will provide you with up to three samples on the job site for your approval. If you need more than three samples to make your selection, there will be an extra charge.
7) Plumbing fixtures

SELECTION DEADLINES: FRAMING

1) Appliances
2) Lighting - Please keep in mind when making selections that recessed-can fixtures and dimmers shown on your plans will be charged against your lighting allowance.
3) Architectural stone - Fireplace surrounds, mantles, hearths, columns, etc. Discuss with project manager.
4) Hardwood floors - sand and finish. Discuss with project manager.
5) Sheetrock texture - Wall texture is included in your specifications. There are several hand trowel finishes to available. Please confirm areas that will be hand-troweled. Special paint or finish needs should be addressed at this stage.
6) Cabinets - can take a month to build and will be installed as the sheetrock is completed. It is vital to order in a timely fashion. Discuss with project manager.
7) Low-voltage electronic and security systems - security, phone, TV, whole-house stereo, computer networking, home theater, central vacuum and intercom.
8) Pool - start meeting with a pool contractor.

SELECTION DEADLINES: INSULATION

1) Granite slab countertops
2) Tile- countertops, backsplashes, shower/tub surrounds, flooring
3) Pre-finished wood flooring
4) Fireplace surrounds- wood and masonry. Discuss with project manager.
5) Garage doors- Most designs are within your allowance. Some may require an additional charge unless otherwise stated in the plans. Work with project manager, interior designer.
6) Interior and exterior railings

SELECTION DEADLINES: SHEETROCK

1) Carpet

2) Shower door metal, glass mirrors - Shower doors, glass and mirror surrounds are specified in the contract, with an allowance for mirrors. If you want to depart from the specifications, contact a vendor from the list. Adding or changing mirror surrounds must be discussed with your project manager and agreed to in a change order.

3) Interior paint and stain colors - Your interior designer will help you select paint and stain colors from the Sherwin Williams chart. We can prepare up to five samples for your approval. Please keep in mind that once paint covers a large wall area it will appear darker than the sample. There will be a charge for additional samples.

4) Hardware - Adding to or changing your hardware selection will likely result in an additional labor charge.

6) Landscaping - Design costs will be included in your landscape allowance. After our initial bid for your landscaping, modifications to your landscape plan can generally be made to fit your budget.
